Unlike American mortgages that compound monthly, Canadian mortgages are legally required to use semi-annual compounding under the Bank Act. This means your quoted annual rate is divided into two semi-annual periods, then converted to an effective monthly rate for payment calculations.
The practical effect is that a 5% rate in Canada results in a slightly lower effective monthly rate (0.4124%) compared to the same rate in the US (0.4167%). While this difference seems small, it adds up to thousands of dollars over the life of a 25-year mortgage. Our calculator uses the correct Canadian formula so you can trust the numbers.
In Canada, if your down payment is less than 20% of the purchase price, you are required to purchase mortgage default insurance (commonly called CMHC insurance, though Sagen and Canada Guaranty also provide it). The premium is calculated as a percentage of your mortgage amount and is typically added to your mortgage principal.
The premium rates are tiered: 4.0% for down payments of 5-9.99%, 3.1% for 10-14.99%, and 2.8% for 15-19.99%. As of December 2024, first-time home buyers and purchasers of newly built homes can access 30-year amortization on insured mortgages, with an additional 0.20% surcharge on the insurance premium.
Canada uses a tiered minimum down payment structure. For homes priced at $500,000 or less, the minimum is 5%. For homes between $500,001 and $1,499,999, you need 5% of the first $500,000 plus 10% of the remaining amount. For homes at $1,500,000 and above, a minimum 20% down payment is required and CMHC insurance is not available.
When you purchase property in British Columbia, you pay a Property Transfer Tax (PTT) calculated on tiered brackets: 1% on the first $200,000, 2% on the portion from $200,001 to $2,000,000, 3% from $2,000,001 to $3,000,000, and 5% above $3,000,000. First-time home buyers may qualify for a full exemption on properties up to $500,000 or a partial exemption up to $525,000.
Accelerated bi-weekly payments are one of the most effective ways to pay off your mortgage faster. By paying half your monthly payment every two weeks, you make the equivalent of 13 monthly payments per year instead of 12.
